Scope of work

What a Breezy build-out covers

One mechanical contractor from the structural curb to the commissioning report.

ROOFTOP UNITS

Package units — set, piped, run

Curbs and adapters flashed and sealed, units set by crane, gas and electric connected, controls wired.

DUCTWORK

Spiral & rectangular duct

Exposed spiral with diffusers installed pre-paint, or concealed rectangular runs — sealed and supported to spec.

PIPING

Copper line sets

Brazed under nitrogen, pressure-tested, insulated. The part nobody sees is the part we photograph.

CONTROLS

Thermostats to BAS tie-ins

Zoning, scheduling and lockouts set up so the building runs itself — and the tenant can’t break it.

COORDINATION

Your GC’s favorite sub

We show up to OAC meetings, hit the schedule, and don’t hold the ceiling grid hostage.

COMMISSIONING

Balanced & documented

Airflow readings, refrigerant charge, static pressure — recorded and handed over. The building gets a binder.

Proof on the roof

True Elevation Church — Project 24101507

Full commercial HVAC package: rooftop units set on new curbs, spiral duct with diffusers installed pre-paint, City of Houston permits pulled and inspections passed. The kind of job where the paperwork matters as much as the copper.

PERMITS

Pulled & posted

City of Houston mechanical permits, on the wall before the first curb was cut.

INSPECTIONS

Passed first pass

Rough-in and final — signed off without a callback list.

COMMISSIONING

Documented

Airflow balanced and recorded. The building got a binder, not a shrug.

Questions we get

Straight answers

Do you do design-build?
Yes. If the project has no mechanical drawings, we produce the layout, size the equipment and carry it through permit. If it has drawings, we price them straight.
Which cities do you pull permits in?
Houston and surrounding jurisdictions from HQ, Waco-area cities from the Lorena office, and DFW jurisdictions from Weatherford. Permit strategy is part of the quote, not a surprise after it.
What size projects do you take?
Single-suite tenant build-outs up through multi-unit new construction. The True Elevation Church project (24101507) is representative: full package, permits, first-pass inspections.
Do you warranty the installation?
Yes — labor warranty on our installation on top of the manufacturer’s equipment warranty, and we’re local enough in all three markets to actually show up if something drifts.
